Schedule A - With Permits · How This Works
Kimberly's Preferred Approach · Full Package · No Split
Kimberly's Deliverables - What · When · Why
What Kimberly Delivers
Space planning layouts - all Phase 1 zones
MEP coordination drawings - where plumbing and electrical go (design intent only)
Elevation drawings - all 4 walls per space
Full home lighting plan - all rooms, hallways, exterior, patio
Mood boards + color palettes - all spaces
Finish inspo boards - tile, stone, hardware, fixtures, paint (visual reference only - Windsor sources independently)
3D renders - kitchen and all bathrooms
Cabinetry and wardrobe shop drawing coordination
When & Why
Delivered as one complete package during permit review - Weeks 3–8 pre-construction
Windsor can't use them until permits are approved anyway - timing is perfect, no rush
MEP coordination drawings land before MEP rough-in (Construction Week 3)
Finish inspo lands before Windsor needs to source finishes - 4–6 weeks of lead time
Client design presentations happen during permit wait - clients stay engaged
Joe's drawing review by Kimberly happens during permit wait - all corrections before construction
Finish Inspo vs. Procurement - Important Distinction
Kimberly provides finish selection inspo as visual design reference - tile family, stone, hardware style, fixture direction. Windsor sources everything independently. Kimberly's boards give Windsor the direction to buy correctly; they do not obligate a specific vendor or SKU.
What Windsor still needs before walls close (regardless of who sources): valve type and configuration, tub type, filler location, showerhead count, vanity mount type, lighting placement, heated floor decision. These come from the Client Preference Guide → Rough-In Spec Sheet → Windsor.

Construction Sequencing Logic
Demo: All zones simultaneously - one crew, one pass, one inspection round.
MEP Rough-In: All zones in one pass - plumber and electrician touch the whole house once.
Build-Out Priority: 1 · Kitchen + Open Concept (chimney removal, highest priority) 2 · Master Bath Addition (new construction) 3 · Guest Bath 1 + 2 in parallel 4 · Laundry Room 5 · Hidden Hallway Wardrobe
Glass Wall Critical Path: 90-day lead time. Order placed Week 1 regardless of permit decision. Target arrival: Construction Week 5-6.
Joe - Kimberly Dependency: Kimberly cannot finalize her technical drawings without Joe's framing plans and structural drawings first. Joe delivers to Kimberly - Kimberly reviews, incorporates, and then delivers her complete package to Windsor. Joe's deadline is the critical path for Kimberly's delivery.

Schedule B - Fast Track · How the Split Delivery Works
No Permits · Demo Starts Immediately · Building Docs Day 1 · Selections Week 3
Phase 1 Delivery - Building Documents · Day 1 Before Demo Begins
What's Delivered Day 1
Space planning layouts - all Phase 1 zones
Kitchen framing layout - chimney wall connects here
Master bath addition layout - new construction
MEP coordination drawings - where plumbing and electrical go
Elevation drawings - structural positions and dimensions
Shop drawings for wardrobe and cabinetry
Why This Is Enough to Build
Windsor can frame, rough-in MEP, and close walls with these alone. He does not need the tile color to run a pipe.
Rough-in critical items (valve type, tub filler location, vanity mount, lighting placement) come from the Client Preference Guide → Rough-In Spec Sheet → Windsor. These are separate from finish inspo.
Phase 2 Delivery - Design Selections · Week 3 Start · Before Windsor Needs Finishes
What's Delivered Week 3
Mood boards + color palettes - all spaces
Finish inspo boards - tile, stone, hardware, fixtures, paint (visual reference - Windsor sources independently)
3D renders - kitchen and all bathrooms
Full home lighting plan
Client design presentations - Week 3 while framing is going up
Why Week 3 Timing Is Intentional
Tile goes in Week 5. Cabinetry goes in Week 6. A Week 3 delivery gives Windsor 2–4 weeks of lead time before he needs any finishes on site. The timing is designed so Kimberly is never rushing and Windsor is never waiting.
